Every year we go to the Doctor for a physical, get our oil changed and go to the Dentist for a check up and teeth cleaning.  But we often ignore our biggest investment of all…our HOME.

 

Just like our annual checkups, our Home’s need the same attention and TLC (tender loving care).  We live inside our homes, not outside.  For this reason, we find the majority of problems on our inspections in areas where the homeowner never or infrequently goes: The exterior of the home. In the attic, up on the roof and in the crawlspace if you have a pier & Beam foundation.  Sellers are often amazed at the amount of items we find in these areas that need immediate attention and are often neglected and never looked at.

 

Our Home Checkup is designed specifically to target areas where homeowners frequently do not go, but require frequent maintenance and inspections to prevent any major and expensive repairs due to neglect or oversight.  A little money spent today can save you thousands of dollars in repairs tomorrow.

What we Inspect:

 

Termites and Carpenter Ants – These insects can cause structural damage and you won’t know it until it’s too late, plus you might have conducive conditions that attract them.

 

Roof & Attic – Nothing worse than leaking roofs and critters in the attic.  Leaks always start slow and critters start young.  Both cost thousands of dollars to repair if allowed to grow.

 

Water Intrusion – Gaps and holes around exterior windows and doors are very common because of our expansive soils and foundation movement. Small leaks develop every year in homes allowing water to collect in walls that can lead to mold and wood rot.  We know what to look for in those hard to see areas.

 

Pier & Beam Foundations – If you have a musty or foul odor in your home, especially after a rain, you could have a plumbing or sewage leak, poor drainage problems, poor ventilation or all of the above that can lead to wood rot, mold and health problems.  We go where no one wants to go, under the home to take a good look for you.

 

Signs of Foundation Failure – Foundation repairs can be costly, especially if undetected.  Let our trained eyes look for the indicators of foundation failure in your drainage and at your foundation.
